Our Approach
We're Not Here to Replace Anything You Use
You already have your inspection tools. You have your report software. You have your scheduling system and your client relationships. We respect all of that.
Here's what we noticed: when you find a waterproofing failure, your report says something like "waterproofing system needs replacement." That's accurate. But your client's next question is always the same: "Replace it with what?"
Right now, most inspectors leave that blank — and for good reason. You don't want to look like you're selling something. You want to stay independent. We get that.
But what if you could give a specific, tested, ICC-compliant product recommendation — backed by manufacturer specs — without it looking like a sales pitch? What if it was just part of your professional report language?
That's what we built. Report language with the product answer already embedded. Free to use. Copy it into whatever software you already have.

Questions We'd Love to Ask You
These aren't survey questions — they're genuine conversation starters. If we ever get the chance to talk, these are the things we'd want to understand about your workflow.
"What do you currently write when you find waterproofing failure?"
Most inspectors write something generic like 'waterproofing system needs replacement.' We built report language that gives you the specific, statute-citing, product-backed version of that sentence.
"What software do you use for your reports?"
ScribeWare, DrBalcony App, Word, Google Docs — it doesn't matter. Everything here is copy-paste ready or downloadable as a standalone attachment. We designed it to work with whatever you already use.
"What happens after you deliver the report?"
If your clients come back asking 'what product should we use?' — we built templates that answer that question for you. Pre-written, professional, with a specific product recommendation already embedded.
"What's the biggest time sink in your inspection workflow?"
We hear 'writing the report' and 'client follow-up' most often. The report language generator handles the first one. The client communication templates handle the second. Both are free.
How This Works With Your Existing Tools
We researched the actual software California's inspection companies use. Here's how AllDeck's tools complement each one — without replacing or interfering with anything.
ScribeWare EEE
Report WritingPurpose-built inspection report software for SB 326/721 EEE inspections
Copy-paste our report language directly into ScribeWare templates. Attach AllDeck spec sheets as report appendices. Our language is formatted to match ScribeWare's finding structure.
ISN (Inspection Support Network)
Scheduling & CRMScheduling, client management, payment processing, order management
We don't touch scheduling. Use ISN for your calendar and client management. Use AllDeck tools for the product recommendation layer ISN doesn't have.
DrBalcony App
Full WorkflowProprietary iOS/Android app — scheduling, data collection, AI report generation
AllDeck product data can integrate via API into DrBalcony's automated report system. When their AI flags waterproofing issues, AllDeck specs auto-populate.
Procore / PlanGrid
Project ManagementEnterprise construction project management for large-scale operations
AllDeck spec sheets export as PDF attachments for any project management system. Product recommendations integrate into project documentation.
Your Own System
Custom / ProprietaryMany inspectors use custom spreadsheets, Word templates, or proprietary software
Every AllDeck output is copy-paste ready or downloadable as a standalone document. Works with ANY system — just copy the text or attach the PDF.
Your Workflow Stays the Same — We Just Fill the Product Gap

Report Language Generator
The Language Your Reports Are Missing
You know the finding. You know the severity. But writing the legally precise language — with statute citations, repair timelines, and a specific product recommendation — takes time you don't have. Select your finding below. Copy the result. Paste it into whatever you use.
EMERGENCY REPAIR REQUIRED (ERR) — Per Civil Code §5551 (SB 326) Finding: The waterproofing membrane/coating system on the subject exterior elevated element(s) has failed, allowing active water intrusion into concealed wood-framed structural components. Moisture meter readings indicate moisture content exceeding 19% in load-bearing joists, consistent with conditions that support fungal decay and structural degradation. Classification: This condition constitutes an immediate threat to the health and safety of the occupants and the public. Pursuant to Civil Code §5551 (SB 326), this finding is classified as requiring emergency repair. Required Action: The association shall take immediate preventive measures to restrict access to the affected element(s). Inspector notification to local enforcement agency within 15 days. Recommended Remediation: Complete removal of the failed waterproofing system, assessment and repair/replacement of damaged structural members, and installation of a new fiberglass-reinforced waterproofing system. RECOMMENDED REMEDIATION PRODUCT: ALL DECK Coating System by FSC Coatings (alldeck.com) • Multi-layer, fiberglass-reinforced, water-based acrylic system • Bio-control primer/sealer on all substrates • Fiberglass reinforcement mat embedded in laminating resin • Textured basecoat for slip resistance (ADA-compliant) • UV-resistant finish resin topcoat • ICC-compliant | 10-year warranty | 60-80 sq ft/gal coverage • Proper flashing integration at all wall-to-deck transitions • Product specs: alldeck.com/all-deck-specifications Note: The repair contractor shall not be the same entity performing this inspection.

Help Your Clients Understand the Scope
When a property manager asks "how much will this cost?" — you can give them a real answer. Enter the square footage, get a product estimate. Copy it into your report or email it directly.
Client Communication Templates
Your Clients Don't Speak Engineer
The most common complaint about inspection reports? They're impossible for non-technical people to understand. These templates translate your findings into clear language your clients can actually act on. Copy into your email, paste into a Word doc, or attach to your report.
Companies We Admire
We Did Our Homework
Before building anything, we studied the companies doing this work. We wanted to understand what you've built, what tools you use, and where — if anywhere — we could genuinely help. Here's what we found.
California Deck Inspection (CDI)
major45 years of integrity. CDI built the inspection-only model before SB 721 even existed. Zero conflict of interest. That takes discipline.
ScribeWare EEE for report writing, ISN for scheduling
CDI's reports flag waterproofing failures but stop short of naming a product — by design. AllDeck could fill that gap without compromising CDI's independence.
DrBalcony (EEEAdvisor)
majorDrBalcony reimagined what an inspection company could be. AI-powered reports, a custom app, 5,000+ inspections in just a few years. They're building the future of this industry.
Proprietary DrBalcony App (iOS/Android) — scheduling, data collection, AI report generation
When DrBalcony's AI flags a waterproofing issue, the recommendation section could auto-populate with tested, ICC-compliant product specs instead of generic language.
EmpireWorks
major10,000+ projects. In-house engineers AND construction crews. EmpireWorks is the only company that can inspect a building and fix it the same week. That's rare.
Enterprise project management (Procore-class), in-house scheduling and CRM
Standardizing waterproofing specs across all EmpireWorks crews and projects — so every team uses the same tested, ICC-compliant system regardless of project size.
Balcony1 (One Structural)
regionalLicensed engineers AND architects doing hands-on inspection work. Balcony1 brings a level of structural expertise most companies can't match.
Standard report writing tools, scheduling software
Professional report templates and client communication tools that match the quality of Balcony1's engineering work. Consistent output across every project.
South Coast Deck Inspections
regionalBuilt a 227+ customer base and multi-county coverage in under two years. NADRA and AOA memberships show they're investing in credibility from day one.
Growing team — standardizing on ScribeWare, basic scheduling
As South Coast scales, standardized report templates help every new inspector produce the same professional output from day one.
Great Escape Service & Inspections
regional38 years as a family business, spanning fire escapes to balconies, SF to San Diego. Great Escape adapted to every regulatory change California threw at them.
Multi-region coordination tools, borescope imaging, standard report software
Centralized product specs so every Great Escape inspector in every region recommends the same compliant waterproofing system — consistency across geography.
California Balcony Inspections (CBI)
regionalBuilt a proprietary 50-point inspection system from scratch. That's the kind of methodical thinking that produces reliable inspections.
Proprietary 50-point inspection software — isolated system
Product specs that enhance CBI's 50-point checklist with automatic product recommendations at each failure point — turning inspection into a complete remediation roadmap.
DeckSafe Inspections
emergingA father-son team with 30+ years of combined experience launching their own company. 24-hour report turnaround shows they understand what clients actually need.
Minimal — new company building their tech stack
A complete tool suite — report templates, product specs, client communication tools — that gives DeckSafe instant professional infrastructure as they grow.
